What you should consider before building a website

When they arrive at your website, how will you quickly gain their interest and attention and encourage them to stay? How will you get them to feel "this is for me"?
What exactly do you want website visitors to do? Not just the obvious 'buy' or 'contact us'; what are the other (more subtle) ways to start a conversation with them?
Who else (direct competitors & other websites) is targeting your potential customers? What are they doing well? What is missing and how can you make what you offer unique and exploit any gaps?
